Information for Buyers: Home Inspections
Your real estate agents job is to find you the home you wanted in the location you requested and with the amenities you were looking for and at the right price
It is the home inspector’s job to make sure the major systems are working properly and to check for structural defects that are visible. The inspector is not a plumber, electrician, or heating and cooling expert but he will check to see that the systems are in working order. The inspector will look at the condition of the roof and shingles. He will check to see if the windows are operating properly and if any are broken.
As the inspector goes through the home he will note what he was able to observe and possibly make recommendations on corrections that should be made.
After the inspection has been done you will have an opportunity to submit a list of items that you feel should be taken care of by the seller.
The seller will have an opportunity to decide which items they would agree to correct. Usually a satisfactory agreement can be worked out. Many times, the items the inspector noted are minor or the buyer may be willing to accept the house as normal wear and tear a home goes through.
If you have concerns about any of the major systems of the home you may want to hire a professional in that field to make an inspection. An example might be an old furnace, you may wish to contact a heating contractor to inspect the system.
