Home buyers often have to deal with home maintenance or repairs. As an example, you may find a perfect house and your purchase agreement includes a home inspection contingency. What happens when you receive the home inspection report and your “perfect house” needs some work?
Do you ask the sellers to pay for the repairs? Before you do, there are some important factors to consider.
Most standard purchase agreements require that all of the major systems in the house be in working order, such as the heating, plumbing, and electrical. If there are problems in any of these areas or structural problems the seller may be obligated to take care of them. However, a roof that has older shingles or faded paint that should be re-painted may appear on the report but may be an item that the seller is not willing to take care of.
The seller may choose to cancel the purchase agreement rather than make the requested improvements. Often the buyers and sellers can work out a satisfactory agreement and avoid losing the sale.
